A KPI, or key performance indicator, is a measurable value that shows whether our company is effective in achieving its main objectives. One of the fundamental goals in hotel management is to improve our KPIs. However, it is just as important to evaluate these hotel metrics as it is to track them and analyze what we’re doing well and what needs improvement—all for the benefit of our management and the hotel’s performance.
However, before we define and describe these global performance indicators in detail, it is necessary to distinguish between a KPI and a metric.

Hotel KPIs: Differences Between KPIs and Metrics
We’ve analyzed hotel metrics in detail in previous posts on this blog, primarily to evaluate revenue per room and revenue per guest. In fact, it can be said that all KPIs are metrics; however, not all metrics are KPIs.
The main differences between the two are:
- In the context of digital marketing, KPIs are linked to a specific, strategic objective for the organization, such as the sales conversion rate or the time users spend on the website.
- Metrics indicate user behavior on the website, and KPIs—as a set of indicators—reflect the establishment’s performance.
- Metrics are defined as numerical figures and are not tied to specific information; KPIs, on the other hand, mathematically explain the progression toward a specific goal for users visiting the website. They are objective results that reflect the progress of our hotel’s organization and can be evaluated using web analytics.
We’re all aware these days that if we don’t measure, we can’t improve. The key lies precisely in that ability to analyze and improve our hotel management results.
In an industry like the hotel industry, where excellence is constantly sought, this measurement becomes practically inevitable. Where do we start?
Hotel Metrics: Types of KPIs in Hotel Management
There are several types of KPIs that can be applied in the hospitality industry. We have previously reviewed these metrics to analyze occupancy management and financial performance. We can organize these key performance indicators into the following categories.
- RevPAR (Revenue Per Available Room).
- TrevPAR (Total Revenue Per Available Room).
- GOPPAR (Gross Operating Profit Per Available Room).
- REVPAG (Revenue Per Available Guest).
- TREVPAG (Total Revenue Per Available Guest).
- GOPPAG (Gross Operating Profit Per Available Guest).
Hotel KPIs: What Are KPIs Used For?
To summarize, we reiterate that this evaluation and compilation of our metrics is one of the main pillars for measuring our goals. It’s not always easy to put this into practice and achieve the desired results.
At IHCS, we offer you our extensive experience as a hotel consulting firm to advise you on the proper use of these metrics so that they meet the objectives set out in our hotel’s revenue management strategy.
Some of our main objectives when applying our hotel performance indicators are:
State the hotel’s mission
It must be aligned with the company’s vision, mission, corporate strategy, and competitive advantages.
Define the company’s direction
They should disclose information that is important for decision-making. It will be valuable if it motivates us to take action and implement measures.
It should be a communication tool
It must follow the same rules as any other form of communication—that is, the information must be clear, concise, and relevant so that it can be understood and internalized.
Measuring Achievable Goals
A good KPI must be based on accurate data; therefore, before defining the indicator, you must verify that the necessary data exists and that it is accurate.
Engaging the Team
One of the key features of our metric is measuring progress toward our goal. To do this, you’ll need to get our hotel staff involved.
The application of these hotel indicators and monitoring metrics forms the cornerstone of our performance evaluation, enabling us to optimize our hotel investments and improve the financial performance of our hotel projects.
