What Is ADR for Hotels and How to Improve Metrics

ADR is a key metric that hotel industry executives use to measure a property’s operational performance.

One of the key assets in hotel management is the proper use of key profitability metrics and knowing how to leverage them effectively. We’ll analyze this in detail below.

What is ADR, and how does it help me?

When we ask what ADR is, we’re referring to a metric that tells us how much guests pay on average for a room. In other words, it’s the average selling price.

Statistics underscore the importance of ADR in hotel projects. Last August, according to figures from the INE, the average daily revenue per available room (ADR) was 109.7 euros, representing a 2.4% increase compared to the same month in 2018. Meanwhile, revenue per available room (RevPAR), which is determined by occupancy rates at hotels, reached 76.9 euros, representing a year-over-year increase of 2.5%.

The ADR results are based on a strategy developed by business owners to calculate our profits and lodging revenue, and to apply the necessary improvement margins to grow our business.

To calculate this metric, divide the total gross revenue from guest rooms by the number of rooms sold. For this reason, this should be a top priority on the agenda of any member of the hotel industry.

Let’s assume that a rise in the ADR is an indicator that lodging revenue is also on the rise. Therefore, a detailed understanding of this index will allow us to develop an appropriate management plan based on our financial results, aimed at optimizing our profitability.

ADR Formula: How Can I Increase My Hotel’s ADR?

Guest preferences and satisfaction are, once again, a key factor in our hotel’s room occupancy and, consequently, in increasing our profits.

To increase our property’s ADR, one of the keys is implementing hotel revenue management strategies that generate profits based precisely on guest preferences. In other words, we’ll need to use analytical tools, cross-reference data, and make decisions to optimize sales and maximize profits. Therefore, we must adjust our management approach to modify our offers and sales strategies.

Sometimes it is necessary to engage a consulting service to resolve any problems that may arise in such a complex process. At IHCS, we have the necessary tools to identify needs and develop the right strategies.

Some of the key areas to explore in order to gain a deeper understanding of what ADR is and to improve a hotel’s ADR are:

Discounts for Extended Stays

A promotional campaign aimed at encouraging guests to stay at the hotel longer than originally booked or offering a discount for an additional night. This type of strategy increases occupancy and revenue per guest.

Packages and Promotions

For example, airport shuttle services, couples’ packages, city tours, spa credits, and more. These are usually very popular and well-received by guests.

Personalized Service

In an industry as competitive as the hotel industry, attentive service is becoming increasingly important. Getting to know your guests allows you to tailor your offerings directly to them, based on their needs and interests during their stay.

Social Media Presence

It’s a key factor in generating bookings and promoting special offers. By engaging with your customers through high-quality content, you can build and strengthen a strong online reputation.

Website Speed

It’s essential—right from the moment a reservation is made. When a website loads quickly—especially on mobile devices—the booking process is more efficient and better received. Once at the hotel, one of the first questions guests ask is for the Wi-Fi password for their room. This is always highly valued.

A website’s loading speed is also an SEO factor. This means that the faster it is, the more likely it is to rank well in search engines.

  • Big Data: Use technology to your advantage. By analyzing various metrics, you can identify areas for improvement at your hotel and, as a result, make it more appealing to potential guests. For example, taking into account external factors such as local festivals or annual events to predict periods of high demand can help you increase your rates.

Maintaining high standards in human resources and sales strategies highlights the significant growth potential of investment in the tourism sector. Focus on your customers’ preferences as one of the key indicators of your profitability.
